Do I pay first month’s rent and last month’s rent with my security deposit?
We collect the security deposit, usually equal to the monthly rental amount, when your application is approved. When the lease is signed, you will give us the first month’s rent. All of this takes place prior to move-in.
How do I pay rent?
You can pay by mail, or direct deposit.
How old do you have to be to apply?
18 years of age.
I have or want to get a pet. What do I do?
If you have, or want to get a pet, you must first receive approval from the property owner. Then a non-refundable $500 fee is required to cover the costs of the cleaning required for the next tenant (who may, for example have allergies) when you and your pet move out.
I want to move out, but my roommate wants to stay. What do I do?

Is the security deposit refundable?
The security deposit is refundable after the property has been inspected to determine that there are no damages that need repair, lawn care or yardwork needed (if you are responsible for that at your residence) or unpaid utilities. If there are damages, we determine the cost of repair; if yardwork is needed, what will it cost; and if there are any unpaid utilities, how much, and then we subtract that amount from your security deposit. You must also return all keys, parking permits, pool passes, etc., or you will be charged for their replacement. We refund the balance within 45 days.
My lease expiration is coming and I want to move out, or I want to stay. What do I do?
You must give us notice in writing 60 days prior to the end of your lease.
What other general laws should I be aware of?
Our rules are pretty much determined by county and state laws, and require, among other things, that you make no unauthorized alterations to the property, and abide by all HOA, condo & county laws.
Who is responsible for paying for repairs & maintenance requests?
Damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.
